How long does it take to close?

We can close in as little as 24 hours, though most transactions take one to two weeks depending on complexity. Because we evaluate title risk ourselves instead of waiting on outside title commitments, we can move significantly faster than conventional buyers.

What does this cost me?

Nothing. Not a dime out of pocket — before, during, or after. We don’t charge fees or retainers. We get paid on the back end only if we successfully close. If we can’t solve it, we absorb that loss.

Can I include a family member, attorney, or advisor on our calls?

What if I get a better offer from another investor?

Are you a law firm?

No. We're a real estate investment company. We're not attorneys and we don't provide legal representation or advice. When attorney involvement is required to complete our purchase, we engage licensed professionals who work on our behalf.

The title company said my property can't close. Does that mean it really can't?

Not necessarily. Title companies are conservative by design — their job is to protect against risk, not solve problems. We evaluate risk ourselves and make that determination independently.

Another investor already looked at this and walked away. Why would you be different?

Most investors need a clean, simple transaction. When complications appear, they move on to the next deal. We specifically focus on the deals they leave behind — because that's where our expertise is.

What are the two offer structures you use?

A cash buyout purchases your interest outright for an immediate, certain payout. A profit-sharing arrangement means we cover all costs and risk, manage the resolution and sale process, and split the proceeds at the end — which may produce a higher return over time.

When will I get paid?

Payment is made at closing — same day if during business hours — by check, wire, or ACH transfer, according to the terms of the purchase agreement.

Is there any cost or obligation for a consultation?

Are there situations you can't help with?
